There is sometimes confusion about what an HMO is, but, according to the Housing Act 2004 and The Regulatory Reform (Fire Safety) Order of 2005 an HMO is any property with more than 1 household and with more than 2 people living in it. HMO landlords must have a licence from their local Council Housing Department which is valid for three years, before it needs renewing.
What Will You Need?
Having carried out a risk assessment of your property/properties and if you provide sleeping accommodation, you may well need:
- fire extinguishers and blankets,
- emergency escape lighting,
- automatic fire detection equipment. This comprises smoke and heat detectors, manual call points (break glass points), electronic siren or bell and a control and indicator panel
